Terms of Service

These Terms of Service (“Terms”) govern your use of the BRIDGE apps (iOS and Android) and website (the “Service”), operated by Funderworks LLC (“BRIDGE,” “we,” “us”). By creating an account or using the Service, you agree to these Terms.

1. What BRIDGE is

BRIDGE is an online marketplace that connects clients (real estate agents and investors) with independent third-party professionals (“Pros”) who offer real estate–related services such as showings, photography, inspections, field services, and transaction coordination. BRIDGE does not perform these services itself and is not a party to the agreement between a client and a Pro. We provide the platform, matching, and payment handling.

2. Eligibility

You must be at least 18 and able to form a binding contract to use the Service.

3. Account Responsibilities

• Provide accurate information and keep it current.
• Keep your credentials secure and report unauthorized access promptly.
• You are responsible for all activity under your account.
• Pros must provide accurate identity, licensing (where applicable), and payout information and must be legally able to perform the services they offer.

4. Payments, Fees & Escrow

• Payments are processed by Stripe; by paying through the Service you also agree to Stripe’s applicable terms.
• When a client books a service, the payment (service price plus the BRIDGE platform fee) is authorized and held. Funds for the service are released to the Pro after the job is marked complete; BRIDGE retains its platform fee.
• The platform fee is shown at checkout (currently 15%, or 10% for BRIDGE Pro members) and may change with notice.
• Pros receive payouts to their connected Stripe account. Stripe handles payout timing, identity verification, and tax reporting (including any 1099s).

5. BRIDGE Pro Membership

BRIDGE Pro is an optional subscription (currently $49/month) sold and managed on the web via Stripe. Cancellation takes effect at the end of your current billing period, with no partial refunds. Price changes require 30 days’ notice. Failed payments may suspend Pro benefits.

6. Bookings, Cancellations & Refunds

Cancellation windows and refund eligibility depend on the service and timing and are shown in the app where applicable. No-shows may be non-refundable. Because funds are held in escrow until completion, if a job isn’t performed or there’s a dispute, contact support@bridge-re.com and we can help resolve it before release.

7. Code of Conduct

Treat other users and property with respect. Do not harass, threaten, discriminate against, or endanger others, and follow all access and safety instructions for any property. Violations may result in suspension or termination.

8. Acceptable Use

Do not reverse-engineer the Service, scrape or harvest data, send spam, attempt unauthorized access, circumvent the platform to avoid fees, or use the Service for unlawful purposes.

9. Intellectual Property

The BRIDGE name, logo, and the design, text, and graphics of the Service are owned by Funderworks LLC and may not be reproduced without written permission. You retain ownership of content you submit (photos, listings, messages) and grant us a license to host and display it as needed to operate the Service.

10. Account Termination

You may delete your account at any time via the Data Deletion page or in the app (Account → Settings → Delete account). We may suspend or terminate accounts that violate these Terms.

11. Disclaimers

The Service is provided “as is” and “as available” without warranties of any kind. BRIDGE does not guarantee the work, conduct, or qualifications of any Pro or client and is not responsible for third-party services (e.g., Stripe, Apple, Google, Supabase). Any “vetted” or “verified” labels reflect checks available at a point in time and are not a guarantee.

12. Limitation of Liability

To the maximum extent permitted by law, BRIDGE is not liable for indirect, incidental, or consequential damages, or for the acts or omissions of independent Pros or clients. Our total liability for any claim is limited to the greater of the fees we earned on the transaction at issue or $100, excluding gross negligence or intentional misconduct.

13. Indemnification

You agree to indemnify and hold Funderworks LLC harmless from claims arising out of your use of the Service, your content, or your violation of these Terms or the rights of others.

14. Text Messaging (SMS) Program

If you opt in, you consent to receive recurring automated texts (confirmations, reminders, payout and verification messages, and occasional offers). Message frequency varies; message and data rates may apply; consent is not a condition of purchase. Reply STOP to unsubscribe or HELP for help. Carriers are not liable for delayed or undelivered messages. We never share your number for third-party marketing. See Text Club and our Privacy Policy.

15. Governing Law & Disputes

These Terms are governed by the laws of the State of Ohio, without regard to conflict-of-laws rules. Disputes will be resolved in the state or federal courts located in Greene County, Ohio.

16. Changes to These Terms

We may update these Terms. Material changes will be posted here with a new “Last updated” date and, where appropriate, notified in-app or by email; continued use means acceptance.
